Scottsdale could soon see the rise of a new multifamily housing project at one of its most bustling intersections. Denver-based DPC Cos., known for its Valley developments including Scottsdale Entrada and the Park at San Tan in Chandler, is set to present its latest venture, Cosanti Commons, to the Scottsdale City Council. This comes after the Scottsdale Development Review Board greenlit the proposal on March 21 with a 6-0 vote, as reported by the Phoenix Business Journal.

Located near Scottsdale Road and Shea Boulevard, Cosanti Commons is touted to be a 345,000-square-foot building housing 196 residential units and providing 1,000 square feet of commercial space. Originally proposed as a four-story structure with 240 units, the scaled-back plan now envisions a three-story setup. During its development phase, the project encountered revisions following a nod from, the city’s Planning Commission on April 24 with a 6-1 vote, leading to a reduction in the number of residential options, according to ABC15.

The project, dubbed by the developers Cosanti Commons, will also retain a substantial amount of commercial real estate, keeping at bay the specter of an entirely residential facade. Existing establishments like Mattison Avenue Salon Suites and other wellness-focused services will remain as part of this mixed-use approach. The specifics of the project also highlight amenities such as underground parking and landscaped courtyards, aiming to attract segments of the workforce including teachers and healthcare professionals looking for studio and one-bedroom living spaces, as mentioned by the Phoenix Business Journal.

The collaboration between DPC Cos. and High Street Residential, a subsidiary of Trammell Crow Co., brings additional credibility to the project, given High Street’s portfolio which includes local developments like Smith & Rio in Tempe. ESG Architects and Sustainability Engineering Group are tapped for the architectural and sustainable design, respectively, while legal representation comes from Berry Riddell LLC's John Berry and Michele Hammond, Phoenix Business Journal detailed.

The project promises to contribute to the evolving aesthetic and functional dynamic of Scottsdale, offering new residential options amid commercial vibrancy. The development's proximity to the Village at Shea shopping center and nearby entertainment amenities, including a Safeway and a Harkins Theatres, underscores its potential appeal to future residents and the Scottdale community's growth trajectory.
