Oakland is one of the least affordable and most frustrating places to be a renter, according to a new study from a consumer research group.

When it came to cost of living, vacancy rate, job openings, safety concerns, rental rates and a dozen other factors, Oakland was ranked 148th of the 150 largest rental markets in the country, just above Detroit and Cleveland.

San Francisco ranked 70th and San Jose is 73rd, according to the study by WalletHub, a Washington, DC-based company. 

So why did WalletHub think Oakland is one of the worst places to rent? And is it really that much worse than San Francisco? 

When they compared tenant-friendly laws, rental growth rates and the costs of living in each city, WalletHub researchers said Oakland, where the average one-bedroom apartment rents for $2397, was the 124th least-affordable city for renters. San Francisco and San Jose, meanwhile, were 115 and 117. 

But here’s where Oakland started to struggle: When WalletHub analysts looked at the crime rates, school quality and other quality-of-life measurements, Oakland ranked 134 out of 150. San Francisco was 44.

Oakland has a notoriously inadequate public school system and just a few years ago was the robbery capital of the country. 

The city has pushed to hire more police officers, launch an office of violence prevention, improve schools and protect tenants from greedy landlords, but is still struggling with budget shortfalls, persistent police corruption and high construction costs that make it hard to build new housing.

Still, not every renter in Oakland seems convinced with WalletHub’s ranking. 

“One of the worst in the country?” Shane Collins, 27, scoffed as he waited for a haircut at the trendy Temescal Alley shopping area, an early center of Oakland’s gentrification.

“I don’t think that’s right," said Collins. "Oakland’s awesome."
