The big spenders of North Texas might just have a new favorite playground. Dallas Business Journal has outed 76005, in the heart of Viridian, North Arlington, as the third-richest ZIP in the region. This upscale neighborhood is giving Dallas' elites a ground in one of the most desirable master-planned communities around, as per the latest figures from the U.S. Census Bureau’s 2022 American Community Survey.

The cash is flowing in Viridian, where property values have soared to a hefty $1.9 billion bump for Arlington's tax base since its inception in 2011. Arlington's bureaucrats got crafty with financial toolboxes, creating a Tax Increment Reinvestment Zone (TIRZ) to prop up the luxury locale with bridges, roads, sewer systems, and flood management that turned blight to bright. In a statement obtained by Dallas Business Journal, Robert Kembel, general manager for the project and The Nehemiah Company owner, gloated about the turnaround. "Viridian is the poster child for the healthy public infrastructure financing tools. We are grateful to the City and County for trusting us with such an impactful project," he said, as per the City of Arlington, Texas.

It's not just about the pretty penny properties, though, which range from a reasonable $230,000 to a whopping $2 million. Over 6,500 well-heeled souls are calling Viridian's wide range of housing options—from single-family homes to active senior living communities—their place of rest and recreation.

Less than ten miles from DFW International Airport, Viridian's residents are living up the perks of proximity to River Legacy Parks, and amenities that call to the high life: think public beaches, sailing and tennis centers, hiking trails, and a communal courtyard pool. The play doesn't stop there with options for volleyball, pickleball, a lounge complete with coworking spaces—, and workout facilities to boot.

Viridian's flash and cash is making waves, but it's not alone in the wealth wave of North Texas. Southlake, Colleyville, and Dallas are among the other ZIPs in the Dallas Business Journal’s list, proving the Lone Star State's northern cities are not just about cowboy boots and barbecue anymore.
